1. THIS AGREEMENT is made on the [Date] between:
   Landlord: [Landlord Name]
   Tenant(s): [Tenant Name(s)]

2. PROPERTY ADDRESS:
   [Full Address of the Rental Property]

3. TENANCY TYPE:
   Rolling Periodic Tenancy (in compliance with the Renters' Rights Act 2024).
   The tenancy shall commence on [Start Date] and run from month to month.

4. RENT:
   The rent is £[Amount] per calendar month, payable in advance on the [Day] of
   each month. Rent reviews may occur no more than once per 12-month period
   using the statutory Section 13 notice procedure.

5. NOTICES:
   To terminate the periodic tenancy, the Tenant must provide at least 2 months'
   written notice to the Landlord. The Landlord may only terminate the tenancy
   using grounds specified in Section 8 of the Housing Act 1988 (as amended).

6. LANDLORD OBLIGATIONS:
   - Keep the structure and exterior of the property in repair.
   - Keep electrical installations, gas safety equipment, water supply, and
     sanitary appliances in good working order and certified as required.
   - Maintain the property in compliance with the Decent Homes Standard.
