1. CERTIFICATION REQUIREMENTS:
   [ ] Current Gas Safety Certificate (CP12) - renewed annually.
   [ ] Satisfactory Electrical Installation Condition Report (EICR) - renewed every 5 years.
   [ ] Portable Appliance Testing (PAT) records for all supplied electrics.
   [ ] Commissioned Fire Alarm Inspection & Test Certificate (BS 5839).
   [ ] Emergency Lighting inspection report (if escape routes require lighting).

2. PHYSICAL STANDARDS:
   [ ] Single bedroom floor area >= 6.51 sqm.
   [ ] Double bedroom floor area >= 10.22 sqm.
   [ ] Minimum ceiling height of 1.5m in usable room spaces.
   [ ] Adequate waste disposal bins and instructions for tenants.
   [ ] At least one kitchen/bathroom facility per 5 occupants.

3. FIRE PRECAUTIONS:
   [ ] 30-minute fire doors (FD30) with overhead closers fitted to all risk rooms.
   [ ] Mains-powered interlinked smoke alarms on landing spaces and heat detectors in kitchens.
   [ ] Thumb-turn locks on final exit doors (no key required to escape).
